Inspection Services

Residential dwelling: 
       Basic: This inspection is recommended for investors, and those preparing to list their properties for sale.  This is not available to BUYERS, as it does not meet the Maryland requirements for a residential real estate transaction inspection, nor does it meet the InterNACHI Standards of Practice.  While this inspection will not describe the roof type, the siding type, the visually obvious, etc, what it will do is document all concerns discovered with digital photographs.  I will follow-up with likely causes and recommendations for solutions to those concerns.  The intent of this BASIC inspection is to identify the problems ahead of time, so that they may be fixed before being listed, or to help a potential buyer develop a budget of repair costs, prior to making an offer.

       Standard: Recommended for all properties, especially older homes, out of town clients, and for those clients requiring an extra level of service. This is the inspection most often called for by the buyer in the course of the typical home purchase process.  This level of inspection does meet or exceed the requirements of the state of Maryland, and the Standards of Practice of InterNACHI.  Digital photos capture all the concerns that are discovered during the inspection.  Your narrative report is usually available to you online within 24 hours of completion of the inspection.

       Premium:  This is the benchmark for customer service and is recommended for high-end properties.  This inspection includes all aspects of the Standard Inspection plus: an InfraRED camera scan of all building walls, floors, and ceilings, searcing for any sign of moisture or air intrusion or missing insulation issues.

Comprehensive InfraRED thermographic inspections of building structures.

Lead paint inspections: Risk Assessments, X-ray Flurescence (XRF) testing, Lead-free certifications, Lead hazard screens, Visual inspections for pre-1950 Maryland rental dwellings. Pre and post-renovation dust wipe clearance sampling. Accredited Lead paint training instruction for supervisors and workers.  Federal Lead Paint training beginning in April 2009.


Draw inspections: for Lenders on new construction projects and for remodeling contractors on HUD funded housing rehab projects.


New Home Warranty inspections: 11th month effort to find any existing problems requiring attention before expiration of a warranty.

Insurance Inspections: for commercial properties and residential 4-point inspections

Manufactured Housing foundation inspections: for Lenders requiring certification.  Engineering services are also available for those foundations not meeting HUD requirements.


Roof only inspections: asphalt and fiberglass shingles, wood shakes, built-up asphalt, single-ply membranes, torched-on membranes, terne metal, standing-seam, flat seam, copper and slate.


Environmental testing: radon in air and water, indoor and outdoor air sampling and mold sampling.  All analysis is by accredited laboratories.
